House Clean: Pressure Washing vs. Chemical Cleaning

This young couple that I’ve been talking about–the ones who got married recently and went on a honeymoon to Ireland–live in a house that someone has graciously let them live in, rent free, for a year.

I’ve seen the house. While it’s a gracious and a generous offer to this young couple, the house also could really use a facelift.

It doesn’t need new painting, it just needs a good cleaning.

I’m looking into pressure washers who could do an all over clean-up of this house.

I’m also getting some advice. I’ve decided to try to hire a pressure washing company to do the whole thing from top to bottom.

This would be a company that would be able to do roof-cleaning, a house-wash, and concrete pressure-washing.

The roof of the building is barrel tile. It has a lot of mold on it and there are some parts that are almost black. It looks like it has been neglected for quite a few years.
I know that the pressure washing company can clean the tile either with pressure or with a chemical wash. I’m not sure which one I want to go with in terms of the method, but either one is fine with me.

I know that the pressure washer that gets on the roof with a surface cleaner or a wand will remove mold pretty much by brute force.
The company that cleans it with chemicals will use mild pressure and the mold will come off much more easily and thoroughly. But I also know it could have some impact on the plants.

So I have to decide between pressure cleaning and chemical cleaning for the roof.
Then I also want the pressure washing company to wash the outside of the house.

Right now the gutters have green mold streaks on them and there are moldy patches visible on the exterior walls. I need to find a washing company that can take care of that, either with pressure or with the chemical solution.

And then the concrete around the house Is in terrible need of cleaning. Right now a lot of parts of it look black. And under the black areas there are spots of even darker mold.
I think this is going to take a couple of passes and I imagine some chemicals will be needed to get all of the mold off.

So I intend to hire a company that will come clean the barrel tile roof, and get all the mold off the walls, and clean the gutters and soffits.  And clean all of the concrete on the driveway and sidewalk and the walkway.

I know that this can be done in one day by one company with two people and the right equipment and set-up.
So I will be looking for a company that can do it in that time-frame. I will also be making sure they are licensed and insured and have worker’s comp, since one of their people will be walking around on the roof. I don’t want the kids to be held liable if someone falls off their roof that I’m having cleaned for them!
